    One unit,
    now ¥5.3M.

The first unit was ¥4.9M, and each unit sold raises the price by ¥100,000. 4 units are sold, so a unit is now ¥5.3M; the minimum is two units, from ¥10.7M in total. That is 16 nights a year in any of the eight buildings, with management at ¥350,000 per unit per year.

    What you hold

A unit is intended to combine eight nights of use a year with a registered interest in the land and buildings, offered as a membership. The registration method, transfer and inheritance terms, and exit conditions are fixed in the contract, so this page does not state them as final. We explain them in writing during consultation.

    How the price rises

Each unit sold raises the price by ¥100,000. Your price is fixed at the number of units sold when you apply, so earlier is cheaper. The final price at 100 units is ¥14.8M.

    Answers,
    before you ask.

Can I stay in all eight buildings with a single unit?

Yes. One unit gives you eight nights a year across all eight buildings. Buildings are allocated first-come, first-served, and a family can use two at once within the total nights.

    When is the price fixed?

Pricing follows a bonding curve: each unit sold raises the price by ¥100,000. Your price is fixed at the number of units sold when you apply, so earlier is cheaper. The final price at 100 units is ¥14.8M.

Do I have to manage the property myself?

No. The management fee (¥350,000 per unit per year) covers cleaning, maintenance, reservations and guest care. How unused nights are handled will be explained in writing once the contract form is final.

    Can I buy right now?

Biruwa Grand is referral-only and online purchase is currently closed. Consultation is free: we explain the material terms on a video call before anything is signed.

    Is it comfortable in winter?

Behind the Corten steel exterior sit 100 mm of urethane and 50 mm of rock wool, for a UA value of 0.46 or lower. A Jøtul cast-iron stove is the primary heat, backed by electric floor heating and batteries.

    Is the land actually owned?

Acquired in December 2020. Four parcels in Biruwa, Teshikaga, totalling 106,899 m² (about 32,337 tsubo) on the registry, zoned as wilderness. Outside the city planning area, within the ordinary zone of the Natural Parks Act.
